Fathom's Non-Hidden Fees.
Are we the only brokerage who lists EVERY fee they charge on their website? YEP! We hate hidden fees as much as you do. Here's everything in one simple, easy to read list:
INITIAL ACTIVATION
Agents pay an initial activation fee of $99 when they join Fathom. As part of onboarding, each agent will receive 200 business cards, a name badge, and a BizTap digital business card at no extra cost.MONTHLY FEE
Short answer: none. Longer answer: Fathom agents do not pay any monthly fees. Zip, zilch, zero, nada.ANNUAL FEE
Agents pay a $700 annual fee. This fee is due on the agent's first transaction of each anniversary year.RESIDENTIAL SALE
The residential split depends on the agent's chosen plan. For the Max plan, agents pay a flat $465 transaction fee per sale with a CAP of $9,000. For the Share plan, agents pay a low 12% commission split with an annual CAP of $12,000. Regardless of plan, after the CAP, agents pay a low fee of $165 per transaction.RESIDENTIAL LEASE
Agents pay $120 for each lease closed. Leases do not count towards an agent's CAP.COMMERCIAL TRANSACTIONS
Agents pay a commercial split of 12% of the commission amount earned per transaction on all funded commercial transactions, to include commercial sales and leases with a minimum transaction fee of $465. Commercial transactions have a separate CAP of $3,000. Once the commercial CAP has been met, all future commercial transactions begin to count towards the agent's residential CAP. After the agent has reached their CAP, they will pay a low fee of $165 per transaction.ERRORS & OMISSION (E&O)
Agents pay $35 on every residential sale and commercial transaction. There is no E&O charged on residential leases. E&O does not count towards an agent's CAP.INCOMING REFERRAL
Agents do not have to pay a referral fee on referrals to other Fathom agents. Agents pay a $95 fee on all incoming non-Fathom referral commission. This is commission you receive from a non-Fathom agent when you refer to them a client. Referral fees do not apply toward the annual CAP.PROPERTY PREMIUM
This only applies to agents on the Max plan. For all transactions with a final sale price over $500,000, agents pay an additional
$250 for every $500,000. Property premiums count toward an agent's CAP.
NOTE: On a property priced at $1.8M, the total transaction fees paid will be $1,215. If the total commission is $48,600, then that $1,215 is an effective split of only 2.5% paid to Fathom.
BROKER PRICE OPINTION (BPO)
Agents pay a small fee of $10 on all BPOs. BPOs do not apply toward the annual CAP.DUAL AGENCY
Agents who represent both parties to a single real estate transaction in a dual agency scenario pay an additional
$200 Risk Management Fee in addition to the transaction fee due on each side. This includes a husband and wife who are each representing a different side in the same transaction.
NOTE: E&O companies increase premiums based on the number of dual agency transactions a company closes each year due to the higher risk involved.
PERSONAL REAL ESTATE
Agents pay a
$350 Risk Management Fee when selling personal real estate property where the agent represents him/herself. This includes all real estate property(ies) where an agent has potential personal financial gain. Agents are not permitted to represent both sides of a transaction when selling personal real estate property. Fathom encourages agents to hire another Fathom agent to handle the listing of their property to promote compliance and added protection from possible lawsuits.
NOTE: E&O companies increase premiums based on the number of transactions a company closes where the agent sells their own personal property each year due to the higher risk involved. A real estate agent is considered having an "unfair advantage" and therefore is often viewed as 'guilty until proven innocent' when sued.
